Case Study: Rapid Contents Response After a Winter Pipe Burst in Michigan

How the 1-800-Packouts of Michigan stabilized a complex water loss through speed, planning, and partnership.

Executive Summary

During the winter months, residential pipe bursts can escalate, causing structural and contents damage within hours. This winter has solidified that; this case study examines a burst pipe loss that was managed by 1-800-Packouts of Michigan. This incident highlights the importance of rapid response, partnerships, planning, and communication. This project displays the important role contents professionals in stabilizing losses, supporting restoration teams, and guiding homeowners through the restoration process.


Loss Notification and Assignment

The loss occurred during the cold winter months last year, and we know increased incidents of frozen and burst pipes can occur. The homeowner contacted a restoration company immediately after discovering the damage to their home. The restoration company had an established referral relationship with 1-800-Packouts of Michigan, and they were able to deploy shortly after the original services began.

The homeowner had just returned from out of town and noticed an abnormal ice formation on the exterior of the home. The damage didn’t stop there, when the owner entered the home they were met with standing water, ice accumulation, and moisture all throughout the home. The culprit? A burst pipe in the basement.

When the restoration company assessed the customer’s home, they knew they needed to lean on their partners for assistance, and they contacted the team at 1-800-Packouts. The contents team was dispatched and on-site within 24 hours and coordinating with the homeowner and restoration contractor.


Scope of the Loss

The loss was caused by a pipe that burst in the basement, resulting in significant water intrusion throughout the basement. The entire basement required a full packout and professional cleaning. The moisture from the basement migrated to the floor above impacting the kitchen, living room, bathroom, and laundry room. A four-person crew was deployed to handle the loss, with additional technicians assigned as other projects were completed. It took roughly four days to complete the full packout across all the affected areas. The immediate response was critical in preventing secondary damage to the contents and allowed the restoration teams easy access to dry out and stabilize the home.


Key Operational Challenges

There were logistical challenges for this project: a narrow basement staircase and entryways paired with freezing temperatures. These conditions required careful planning to keep the technicians safe while minimizing the risk of additional damage during the packout and restoration processes.

The homeowner was fortunate to have lodging accommodations during the restoration process, but the emotional toll of this loss was significant. This project highlights an important industry reality: the art of restoration is not a race; it is a process. 

Setting appropriate expectations was a critical part of customer communication. While contents stabilization and removal occurred in a timely fashion, returning cleaned and restored contents took longer due to the overall scope of structural repairs.


Insurance Coordination and Communication

Collaboration with the insurance and adjusters focused on three important principles:

  • Honesty in scope and documentation
  • Reasonableness in timelines and expectations
  • Transparency with both the carrier and the homeowner

Clear, consistent communication helped simplify decision-making for the customer and reinforced trust throughout the entire restoration process.


Restoration Timeline

Contents restoration represented only one component of this large project. Packout and cleaning progressed, but the full structural restoration extended the timeline. The homeowner returned to their residence about six months after the loss, once the structural repairs and stabilization were complete.

This loss stands out for two primary reasons:

  1. The severe ice formation on the exterior of the home and freezing temperatures
  2. Restricted access in the home

Identifying the challenges early and coordinating closely with their partners, 1-800-Packouts of Michigan, they were able to execute a safe, efficient packout while supporting the entire restoration project.


Conclusion

This project highlights the vital role contents teams play in freezing temperatures. Without rapid mobilization, experienced crews, strong partnerships, and consistent communication, projects like these would fail. We’re currently facing freezing temperatures across the country, and they continue to impact residential and commercial properties. Coordinated contents response is a vital piece of our industry and its one that is most near and dear to our customers’ hearts.
